TCI Properties was formed in 1986 by its founding partners Dennis Danielian and Jesse Goldstein. Located in Redwood City for over 30 years, our business has been primarily focused on brokering large multi-family investment properties and commercial real estate, including office buildings throughout California. Our extensive investor contacts coupled with access to state of the art databases and our in-depth understanding of capital markets ensure our clients are well advised. We are experts in the art of marketing investment properties. There is much more to a successful marketing campaign than creating an offering memorandum and sending an e-mail blast to thousands of prospects. The first consideration in any assets underwriting, pricing, and marketing pitch is: Who are the target buyers? What buyer type will have the highest level of motivation to acquire the property? Answering these questions first results in appropriate underwriting assumptions, accurate pricing estimates, and a marketing presentation that is tailored to the target investors.
Representing buyers has been an integral part of our business for over 30 years. In addition to sourcing off-market opportunities we advise clients on the market and financial aspects of potential acquisitions. Our negotiating skills coupled with expert property due diligence scrutiny help assure our clients of favorable acquisition transaction outcomes. Clients engage us to locate a specific type of investment opportunity. Once we have identified suitable properties we conduct a market survey, complete a client provided financial underwriting with pricing recommendation, and prepare an LOI or offer for client approval.
We have successfully used this off-market alternative marketing process to meet our client’s disposition objectives. We can make a market for the asset quickly, with minimal disruption to the client or the property operations while ensuring a process that remains confidential to the client and a small selected number of prospective buyers. Our clients find this process preferable when there is some uncertainty the asset can be sold at a minimum required price. The Private Placement Offering if unsuccessful does not result in negative stigma from a failed marketing campaign. A subsequent marketing campaign can then offer the asset as ‘new’ to the market. This alternative process provides a quiet confidential process, speed to the market with minimal hassle.
